Average Rent in the Netherlands by City

What landlords are actually asking, city by city. Every figure below comes from the listings we collect ourselves across dozens of Dutch rental sources, not from a survey or a panel. Take it, quote it, build on it.

How we measure this

Listings our crawler collects from public Dutch rental websites and agency sites. These are advertised asking rents, not signed contract rents, and not a sample of the whole market.

Window

A rolling 90 days, counted from when we first saw each listing.

Median, not average

Asking rents have a long tail of very expensive homes that would drag an average somewhere no tenant is really searching. The median is the middle listing, so half are cheaper and half are dearer.

Minimum sample

A city needs at least 25 priced listings in the window before we publish a figure for it. Size and price per m2 are measured over a smaller set, because not every advert states a surface, so those two columns are held to the same minimum on their own count and left blank when they miss it.

City names

Districts and spelling variants are folded onto their parent city, so Amsterdam - Oost and Amsterdam count as one place rather than two thin ones.

Known limits

We do not see every listing in the Netherlands, and coverage is stronger in the big student and expat cities than in small towns. Listings without a price are excluded, and figures below 200 euro or above 10,000 euro are dropped as data errors. Treat these numbers as a read on advertised supply, not as an official rent index.
